Centrum Praskie Koneser is a mixed-use development which brings 25,500 sqm of A-class offices in both post-industrial and newly developed buildings. After 17 months in the revitalized A building in Koneser Campus Warsaw – a Google start-up incubator moved to a bigger space in the very heart of the fastly developing lifestyle centre. After 29 months of intensive works involving hundreds of workers, ZŁOTA 44 has received the occupancy permit. The tallest pure residential building in the European Union, designed by the famous architect Daniel Libeskind, has been resurrected and is ready to come to life. Today, as part of the celebrations ZŁOTA 44 will light up in the glow of fireworks and brighten the center of Warsaw.
The commercial part of Koneser, the investment realized by Liebrecht & wooD Group and BBI Development S.A. at Ząbkowska Street in Warsaw’s Praga, includes i.e. 25,500 sqm of offices. On 7th December, we witnessed a ceremony of laying the foundation stone for ‘Centrum Marszałkowska’ in Warsaw downtown. The modern office and commercial (Class A+) building, featuring the iconic ‘Sezam’ department store, is set to be accomplished in the first quarter of 2018 by BBI Development S.A. and the Warsaw Cooperative of Grocers ‘Społem Śródmieście’.
Financing of the construction of Centrum Praskie Koneser, a mixed-use development based on revitalization and introduction of new functions to the former Warsaw Vodka Distillery, located at Ząbkowska Street, has been secured. The investors of the development, Liebrecht & wooD Group and BBI Development S.A., inform that a loan agreement with Bank Pekao S.A. represents a sum of €89,6 million. The construction of the scheme’s overground will be financed from funds obtained under the loan. The underground works (car parks) completed so far have been financed from the investors’ own equity.
On 25th October at ZŁOTA 44, there was the presentation of the largest residential private area for sports and recreational purposes in Central Europe. Thanks to its 8th floor – offering an area of 1,800 sq. m with, among others, a 25 meter swimming pool, cinema with golf simulator, spa area, and 400 sq. m terrace with a jacuzzi – combined with the highest interior finishing standard, the skyscraper sets a new standard for the luxury property market.
Poland’s first Moxy Hotel will open at Ząbkowska Street in Warsaw in 2017. Investors of Centrum Praskie Koneser – Liebrecht & wooD Group and BBI Development S.A. – signed a franchise agreement with Global Hospitality Licencing. The hotel will offer 141 rooms and occupy 5447 sqm of space in the revitalized 5-storey former still building of Koneser.
Catella, a German-based international fund specializing in, among other property-types, residential investments in premium segment apartments all over the world purchased as many as 72 apartments at ZŁOTA 44, on floors 11 to 19.
