A FLOOR LIKE NO OTHER
On 25th October at ZŁOTA 44, there was the presentation of the largest residential private area for sports and recreational purposes in Central Europe. Thanks to its 8th floor – offering an area of 1,800 sq. m with, among others, a 25 meter swimming pool, cinema with golf simulator, spa area, and 400 sq. m terrace with a jacuzzi – combined with the highest interior finishing standard, the skyscraper sets a new standard for the luxury property market.
The event provided the guests with an opportunity to carefully examine the exceptional space designed by the renowned London based design studio Woods Bagot.
A milestone for the project
The official presentation of the sports and recreation floor constitutes a key stage in the finalization of the construction works and the preparations for launching the process of gradually handing the tower over to its residents. – The moment is crucial not only for our project, but also for the entire luxury property market in this part of Europe. The 8th floor’s unprecedented offer demonstrates that ZŁOTA 44 differs considerably from any other high end property made available in Poland thus far. And this is only a foretaste of the life that its residents will enjoy. ZŁOTA 44 is an example of employing modern solutions promoting a healthy lifestyle that had not yet been offered by any other luxury apartment tower in Poland. Warsaw on the global map of luxury investments
Warsaw is already among the investors’ favorite European cities. But after the opening of ZŁOTA 44, the capital city of Poland will finally gain its place on the global map of the most luxurious real estate, and will attract the attention of people looking for safe investment opportunities with a high yield. This is exactly the certainty offered by apartments of the super premium segment. For high quality apartments, average rental yields of 7.5can be achieved in Warsaw. Whereas it is only 2%–5% in London or 3%–4% in Paris and Berlin. However, the total price for such apartments in Warsaw is eight times lower than in London and three times lower than in Paris. The dynamic upsurge in investments currently unfolding in Warsaw is very compared to what occurred in Berlin just a few short years ago.
In addition, experts estimate that today the clients’ interest and final purchasing decision is greatly influenced by such non standard amenities as a building’s common areas devoted to recreation. – The investors putting their capital into real estate are aware of the strong need for uniqueness. Nowadays, apartment towers most often feature relaxation or fitness areas with a small gym or a jacuzzi. Large scale investments much more often include, for example, a swimming pool or even an entire floor for recreational purposes. In the context of the buying process, such elements could constitute, on one hand, a distinguishing feature on the market and, on the other hand, when offers are similar in terms of parameters, a determining factor in choosing a given location, – said Paweł Sztejter, Managing Partner at REAS.
How is it done?
The exclusive access to such non standard amenities will be offered to the residents of ZŁOTA 44. The largest recreational area in a residential building in Poland was finished paying careful attention to every detail and using top class materials. All floors around the pool and in the spa are covered with quartzite mined in just one place in the world – the Swiss valley of Vals. The walls are adorned with rare, few and far between veneer or glass panels with brass elements. In order to keep up with the most recent technologies and to ensure the highest quality standard, both the pool and the outdoor jacuzzi are equipped with a stainless steel basin. Water in the pool and the bath will be ozonized, instead of being chlorinated. The 8th floor of ZŁOTA 44 was delivered by Tétris, one of the leading fit out experts in Europe.

Entertainment at the top global level, which had been absent from Poland until now, will be provided by the special multimedia golf simulator. It will allow not only for enjoying single player games, but also for playing with friends without leaving one’s home. The extended simulator package includes 8 full length, 18 hole golf courses from all over the world, such as Congressional Country Club, Celtic Manor, or Abu Dhabi Golf Club.
Apart from entertainment in the cinema, amenity floor also provides well-being opportunity to take care of health and condition. The fitness area at ZŁOTA 44 is equipped with machines delivered by the luxury Italian brand Technogym, which stands not only for excellent functionality and advanced technological solutions, but also for outstanding design. The intimate space for exercising features, among others, cardio machines of the Excite line, as well as the newest Technogym Group Cycle bike and the Multipower strength training machine. Such an equipment setup enables the residents of ZŁOTA 44 to have a comprehensive, safe, and very pleasant workout.
Year 2016 belongs to ZŁOTA 44
The opening of the recreational floor of ZŁOTA 44 is undoubtedly the event of the year in the European luxury property segment. However, the skyscraper offering a style and quality of living that had previously been unavailable in Poland has been making headlines from the beginning of the year.
In May 2016, an apartment at ZŁOTA 44 was purchased by one of the most well known football players in the world – Robert Lewandowski. The athlete, who is known not only for achieving success on the football field, but also for wisely investing his savings – most often in promising start ups and exceptional real estate – openly admitted that ZŁOTA 44 had won him over with, among others, the largest sports and recreation area in this part of the continent.
A few months later, ZŁOTA 44 signed an unprecedented transaction with the German investment fund Catella for the purchase of 72 apartments on the tower’s lower floors. For the fund, this was a debut on the Polish market. It is worth noting that Catella is yet another company – besides Amstar, the co owner of ZŁOTA 44 – to start its activities on the Polish market with this project, opting for a strategy of long term lease addressed to the most demanding of clients, such as the heads of international companies, managers, or diplomats.
– These two transactions clearly confirm that investments in prestigious apartments are no longer made only by individual clients seeking a comfortable place to live or a good capital investment, but also by international investment funds handling substantial resources for their clients. They realize that the value of such property will certainly rise over the years. The closing of the most intense year for ZŁOTA 44 will be marked by completing the construction works in the tower in December 2016. This will pave the way for obtaining the certificate of occupancy in early 2017.
