The Great Come Back of ZŁOTA 44

On April 16, 2015, BBI Development S.A. and US-based private equity fund Amstar officially launched sales of apartments in ZŁOTA 44, the iconic luxury residential tower located in central Warsaw.  The building’s façade glowed with new life to highlight its highly anticipated return to the luxury residential market.

The building offers residents an unmatched living experience, providing world-class amenities, styles and services that create a community and lifestyle that does not exist elsewhere in the Polish market.

Amongst the tallest residential buildings in the EU, ZŁOTA 44 was designed by world renowned architect Daniel Libeskind and its interiors were created by the prestigious London-based design studio Woods Bagot. Unique, individual apartments provide freedom of choice for residents

Fully finished apartments will be offered in nine interior design variants. BBI Development S.A. and Amstar, together with Woods Bagot, created a unique range of colors and materials to suit the individual tastes and preferences of their clients.

The new client-oriented approach can be seen in the various interiors design packages and wider range of apartment sizes – We have extended the range of the apartment sizes to provide clients with more choice.  Clients can choose from cozy one-bedroom units, ranging from 62 to 70 square meters, or from newly designed medium-sized units, ranging from 90 to 120 square meters, which are rare in the luxury residential market and in high demand.  We also have larger apartments, ranging from 140 to 240 square meters, and will offer custom apartments from 250 square meters and up – says Rafał Szczepański, Vice President of BBI Development S.A.

ZŁOTA 44 also provides an unprecedented offer of penthouses which feature unique, irreplicable layouts, and can exceed 1,000 square meters should a client desire a full floor residence. One of the most attractive apartments is a penthouse unit that is 400 square meters and stretches across the top three floors of the building, with breathtaking panoramic views of Warsaw overlooking the Palace of Culture, the Vistula and the Old Town.

Prices reflecting the quality

BBI Development S.A. and Amstar have set new prices for apartments at ZŁOTA 44, which reflect the quality of the offer and current market trends.

The “all inclusive” prices include the purchase price of the apartment, the luxurious interior finishes and taxes. The price also includes a share in the joint ownership of all the recreational areas in the building.

The average “all inclusive” price per square meter of an apartment in ZŁOTA 44, one of the most luxurious residences in Central and Eastern Europe, is 28,000 zł psm. It is worth noting that each apartment is unique, and therefore the apartments are all priced individually – says Jeffrey E. Stonger, Vice President of Amstar. Depending on the location, size, layout and finishing standard, the price per square meter ranges from 24K zł – 40K zł psm for the “all inclusive” package.

Daniel Libeskind actively participates in the completion of the project

The new investors entrusted the design of the lobby to Daniel Libeskind. Upon entering the doors of ZŁOTA 44, residents will be greeted by a spacious, 6 meter tall reception area with an elegant and distinct character reminiscent of Daniel Libeskind’s innovative, world-class architecture.

Poland’s only energy efficient, triple-glazed façade was designed by Daniel Libeskind, with ultimate comfort and functionality in mind.  This advanced technology provides every unit with maximum noise reduction, access to fresh air through automated window panels and energy efficiency, which will have a positive effect on the cost of air conditioning and heating. The entire building is designed with its own air filtration system to further improve the internal atmosphere for residents.
