Centrum Marszałkowska (former Sezam), BBI Development S.A., has acquired a reputable company from the receivables trading segment – over 40 percent of office space rented out

The prestigious company joins other tenants of Warsaw’s Centrum Marszałkowska, a project implemented by BBI Development S.A in cooperation with WSS Społem Śródmieście. The office and retail building located at the intersection of Marszałkowska and Świętokrzyska streets, integrated with the second metro line, has just reached the status of ‘raw state of development’, and will be available for use in April next year.

The tenant is a dynamically developing debt management group. The company has leased up to 5,270 sq. metres of office space in Centrum Marszałkowska, thus occupying as many as fours floors of the building. The long-term tenancy agreement was signed for a period of 10 years, on terms that are favourable to both parties.

“To have acquired such a reputable company from the debt trading segment just confirms the quality of our project. The interest of tenants in our office building is a proof of its best location. The very success of the trade and commercial part of the building, which forms an integral part of Warsaw’s Eastern Wall of offices, was predictable from the beginning. We are now repeating this success for the office component of the facility, where demand is already beginning to outpace our available space. This allows us to assume that Centrum Marszałkowska will be fully leased out on the opening date planned for the second quarter of 2018” – says Michał Skotnicki, President of BBI Development S.A. – “The implementation of Centrum Marszałkowska goes according to the plan, thanks to efficient construction works conducted by experienced Korporacja Budowlana Doraco. At present, the raw state of the facility has been reached” – adds Michał Skotnicki.

The facility will have on offer a total of 16,500 sq. metres of usable area, of which 3,400 sq. metres will be for trade and services. Offices at Centrum Marszalkowska are ideally suited to the needs of businesses for which one of the most important factors include prestigious address and visibility of the location, central location in the best CBD area as well as a guarantee of high level of comfort while taking care of the environment. The investor anticipates that the use of pro-ecological solutions will lead to the award of BREEAM Europe Commercial Standard 2009 certification at the “excellent” level. The investment project is complemented by a 2-level underground car park for 106 cars and a parking for bicycles with locker rooms and showers. Centrum Marszałkowska represents a solid trend of restoring some greenery in the city centre and it will enrich “Warsaw’s green trail” on Świętokrzyska street. An integral part of the complex will be 9 green terraces with a total area of over 1,000 sq. metres. In addition, the landmark shop “Sezam” run by a renowned and the oldest trading entity in Warsaw – WSS Społem Śródmieście, a co-investor of the project, will return to Centrum Marszałkowska.

The contractor of Centrum Marszałkowska is Korporacja Budowlana Doraco. The sole agent responsible for the rental process is CBRE. The building is planned to be ready for rentals as from April 2018.
