Centrum Marszałkowska is a showcase of downtown Warsaw – the perch was mounted atop the building, which is to see the return of Sezam department store

The mounting of the perch at Centrum Marszałkowska has officially started the countdown until the opening of the best-located office and commercial building in Warsaw, sited at the junction of two largest arteries – Marszałkowska and Świętokrzyska Streets.

Centrum Marszałkowska is the first property object in the capital city to be integrated with the metro network through the connection with Świętokrzyska Station. The investment of BBI Development S.A. and Warszawska Spółdzielnia Spożywców Społem Śródmieście, effectively run by the general contractor Korporacja Budowlana Doraco, will be commissioned in the second quarter of 2018.

Centrum Marszałkowska will offer its tenants modern office space in BREEAM Excellent standards. The building will also see the return of a cult department store Sezam. As part of the venture, investors will revamp a pedestrian passage of Witold Rowicki, which will become a commercial place of rest in the heart of Warsaw. In addition, as part of the social action “Warsaw remembers her heroes”, a plaque will be installed commemorating the heroic death of Warsaw Insurgents killed by Germans in the bombed tenement that stood in the place of the current investment at ul. Moniuszki 12 before the war.

The building of Centrum Marszałkowska is being implemented according to Michał Adamczyk and Krzysztof Tyszkiewicz’s project from the Juvenes-Projekt studio.

Best location
The building of Centrum Marszałkowska has reached the highest point of assembly. This means that the final step of construction is nearing its completion and in a few months the first tenants will be able to move in.

“Its central location, direct access to two metro lines and the use of a robust commercial potential of Warsaw Eastern Wall are the main factors that make this building a very popular premise on the market. Office space has already been rented in over 40 percent of cases. I am convinced that we will soon announce the names of other companies that will want to locate their headquarters in Centrum Marszałkowska” – says Michał Skotnicki, President of the Management Board of BBI Development S.A.

“Thanks to the involvement of the investor, our employees and business partners, we can now celebrate the mounting of perch at Centrum Marszałkowska. The investor, recognising our 25 years of experience, has set a particularly demanding task for us to erect a building on a very tight construction site, in a very expansive location, where thousands of pedestrians pass by each day. An additional challenge was to integrate the building with Warsaw’s metro network. All the works are in line with the schedule and soon we will be able to announce the very final stage of this important investment for Warsaw” – adds Andżelika Cieślowska, President of Korporacja Budowlana Doraco.

It will offer a total of 16,500 sq.m. of usable area, of which 3,400 sq.m. will be dedicated to trade and services. The building will feature a two-storey underground parking for 106 cars as well as a parking for bicycles with locker rooms and showers. Centrum Marszałkowska lives up to the trend of restoring greenery to the city centre and it will enrich the “Warsaw green trail” on Świętokrzyska Street.

Tradition and modernity
According to the strategy, BBI Development S.A. invests with respect for history, it uses state-of-the-art solutions and creates attractive public spaces within its projects portfolio. Centrum Marszałkowska will see the return of a cult Sezam department store – its neon will soon shine on the building’s façade. The interior of the shop will be decorated with historical mosaics and ornamental ceramic wall coverings which were carefully extracted from the old building. The overall architecture of the investment is also discreetly referred to its predecessor – the modern facade of the building is in the “S” shape.
